What exactly is included in a Golden Homes 'house and land' package?
A 'house and land' package is a bundled solution that includes both the section (land) and the construction of your new home. It's designed to simplify the building process, often at a fixed price for the build component.
The specific inclusions are detailed in your individual contract and the 'Specifications' schedule, but all packages include the land, the build, project management, and a 10-year warranty.
Do your package prices include the cost of the section as well as the build?
Yes, the total package price combines the cost of the land and the cost of the house build.
What's the difference between a 'Turn Key' and a 'Progress Payment' package?
Progress Payment: This is our most affordable option. You use your residential mortgage to settle on the land first, which locks in your mortgage. You then pay for the build in stages (progress payments) as construction milestones are met.
Turn Key: You pay a 10% deposit upfront, and the balance is due upon completion. This is a common option for those who need to sell a current home, as the main payment isn't required until you get the keys.
Which package type do you recommend for the most affordable option?
The Progress Payment package is our most affordable option because you are funding the build using your residential mortgage rates from the start, rather than commercial lending rates.
Do you have house and land packages available in South Auckland?
Yes. We have developments and showhomes in South Auckland locations, including Drury, Pukekohe, Waiuku, Karaka, Clevedon, and Awhitu. We also build on lifestyle blocks across Franklin and Manukau.
I'm looking for a package in North Auckland; which suburbs or developments do you build in?
Yes, we have packages and showhomes available in North Auckland. Our locations include Milldale, Warkworth (including Warkworth Ridge), Albany, Helensville, Snells Beach, Stanmore Bay, Kaiwaka, Kumeu, and Red Beach.
Are things like the driveway, letterbox, and basic landscaping included in the final price?
This depends on the specific package. Our standard specifications list does not typically include these items. However, certain packages, like our 'Investment Packages', are 'tenant-ready' and include soft landscaping and blinds. Please confirm the exact inclusions for your specific package with our team, as this can vary.
What kind of deposit do I need for a 'Turn Key' package?
A 10% deposit is required for a Turn Key package.
I see you offer 'Investment Packages'. What does the 2-year rental guarantee cover?
Our 2-year fixed-term rental guarantee begins four weeks after the final settlement or from the date the tenant starts paying rent, whichever comes first. Our investment packages are "tenant-ready" (including landscaping and blinds) and come with a Healthy Homes compliance report.
Why do all your homes use steel framing, and what are the benefits?
We exclusively use ZOG® Steel Framing for several key benefits:
- Earthquake Safety: It's tested to withstand a magnitude 9 earthquake.
- Fire Safety: Steel does not ignite, propagate, or add fuel to a fire.
- Health: It's chemical-free, allergen-free, and doesn't support the growth of mould or rot. It is recognised by the Asthma Foundation of New Zealand as a 'Sensitive Choice'.
- Durability: It comes with a 50-year durability warranty from NZ Steel.
Can I make changes to one of your standard plans, or do I have to build it as-is?
Yes, you can make changes. You have three main options:
- Choose from our 250+ pre-designed plans.
- Select a pre-designed plan and make adjustments with our in-house drafting team.
- Work with our team to create a completely custom 'Design & Build' home.
How long does the entire building process usually take, from signing the contract to getting the keys?
There isn't a single standard timeline, as every build is different. The final duration depends heavily on the size and complexity of your home, how long council consenting takes, and specific site conditions. Our 'Building Guide' outlines the stages (planning, consents, build, handover) in detail.
What warranties or guarantees come with a new Golden Home?
Your new build is supported by a comprehensive 10-year warranty. We also provide an "Exclusive Goldseal® completion and defects warranty" and a 12-month maintenance period that begins at handover. On top of this, the steel framing itself has a 50-year durability warranty.
I'm a first-home buyer; can you provide any advice on financing my build?
Yes. We have "mobile mortgage managers" who specialise in construction lending. They can guide you through the financing process, which can be different from buying an existing home.
Can I see a full list of what's included in your standard 'Specifications'?
Yes. We have a detailed 'Specifications' page that outlines the two ranges we offer: 'GOLDEN' (our signature range) and 'GOLDSTAR' (our cost-efficient range). This list covers all inclusions, from the RibRaft foundation and steel framing to the Fisher & Paykel appliances, tapware, and insulation ratings.
What are the '20 Steps to Your Golden Home' that you mention?
This is our step-by-step building guide, which is grouped into 6 main stages:
- First Steps (Visiting showhomes, choosing your site, setting a budget)
- House Plans (Choosing or designing your plan and getting a quote)
- Specifications (Finalising your colours, kitchen design, and electrical layout)
- Consents & Contracts (Signing the build contract and lodging plans with the council)
- The Build (Construction, site visits, and making progress payments)
- Handover (Final council sign-off, final walk-through, and getting your keys)
How can I book a time to view one of your Auckland showhomes?
You can visit our showhomes during their open hours (typically 10 am - 4 pm on most days) or contact the sales consultant listed for that showhome to make an appointment. Our main Auckland showhomes are in Milldale, Warkworth, Albany, and Drury.
Some of your listings are priced 'By negotiation'. What does that typically involve?
This is a standard NZ real estate term. It means there is no fixed asking price, and we are inviting you to make an offer. You would then negotiate a final price and conditions with our team.
What's the first step I need to take if I'm interested in one of your packages?
The recommended first step is to visit one of our showhomes to meet the team and see the quality of our homes. From there, you can discuss your budget, wish list, and preferred location.
Are council consent fees and application processes managed by you and included in the price?
We manage the council consent application process for you. The fees charged by the council are a separate cost. A "Pre-Construction Payment" is required to obtain the "consenting documentation," which covers these external fees. They are not included in the fixed build price. We will make this clear in your contract.
